104 Victoria Street involved the seismic strengthening and repurposing of an earthquake-damaged commercial building, ultimately delivering 2,900 sqm of A-grade office space across four upper levels and 730 sqm of retail and hospitality on the ground floor. The project was delivered under a design-and-build model, demonstrating DHC’s capability in structural remediation and adaptive reuse.

DHC provided the structural design, including theintegration of Buckling Restrained Braces (BRBs) and supplementary structural steel to bring the building up to current seismic standards. The existing structure was fully stripped back and strengthened before being enclosed with curtain walling, aluminium composite panels, and blockwork. Extensions to the front and rear of the building added an additional 132 sqm to the footprint.

By adopting a staged consent strategy with fast-tracked structure, Clearwater Construction was then able to begin demolition and re-strengthening in parallel with architectural documentation. This approach significantly shortened the construction programme and enabled early handove rand occupation by tenants.
