The 22 Karori project is a testament to innovative structural engineering, overcoming the complexities of a steep hillside site to deliver a luxury residential development. The building consists of six high-end apartments across five levels, with internal car parking strategically positioned at level three. Spanning 2,940 sqm of gross floor area, the project required advanced engineering solutions to balance structural efficiency, architectural aspirations, and the challenges of the site.

The development began with a 3.5-storey excavation down a cliff face to create the building platform. DHC’s in-house post-tensioned concrete floor design capability was integral to minimizing structural depths while maximizing interior ceiling heights and expansive luxury outlooks. The concrete structure provided an ideal balance of durability and adaptability for the site’s unique constraints.

A combination of precast walls and AFS in-situ wall systems was employed for lateral resistance, ensuring both seismic robustness and construction efficiency. Bespoke detailing in steel and concrete enabled the integration of high-end architectural features and finishes, meeting the project’s exacting aesthetic requirements without compromising buildability.

The innovative engineering approach not only addressed the complexities of the steep, vertical hillside but also optimized the construction timeline and costs. The result is a stunning, structurally efficient development that capitalizes on its prime location overlooking the Waitemata Harbour and Orakei waterfront, demonstrating the value of thoughtful engineering in delivering high-end residential projects.
