83 Victoria Street is a five-level concrete frame office building over a retail ground floor and basement car park, delivering 3,000 sqm of premium office space and 600 sqm of retail and parking. Designed and constructed under a design-and-build model, this project highlights DHC’s versatility and expertise across both concrete and steel structures.

DHC provided the structural design in collaboration with Clearwater, delivering a cost-effective solution tailored to meet the client’s architectural vision and Christchurch’s stringent seismic design requirements. The use of a concrete frame allowed for clean internal spans and architectural expression, supporting both functional layouts and high-end finishes expected in the Christchurch CBD rebuild.

 

Clearwater and DHC also completed multiple integrated tenant fitouts as part of the base build, coordinating services, glass partitions, and floor finishes across four tenancies. This end-to-end approach exemplified DHC and Clearwater’s ability to deliver structurally sound, architecturally refined, and commercially functional buildings under a fully integrated project delivery model.
