This nine-level mixed-use development in Christchurchfeatures two parking levels, four hotel floors accommodating 96 rooms, and anadditional four residential floors with 26 apartments, all efficiently designedwithin an 820 sqm footprint.
The structural design, executed by DHC, prioritised seismicresilience while meeting the project's architectural vision of high ceilingsand clean, minimalistic lines. Advanced Building Information Modelling (BIM)was utilised extensively, enabling precise coordination of structural elementsand building services to optimise spatial efficiency.
The building employs structural steel framing with compositeconcrete floors and precast concrete facade panels. Notably, DHC incorporatedQuaketek friction dampers, effectively reducing seismic loads and significantlylowering the required pile capacity. Collaboration with Piletech enabledfurther optimisation through the design of screw piles, minimising foundationcomplexity and construction cost.
Externally, precast concrete panels complemented by Nu-wallmetallic cladding provide a robust and aesthetically cohesive facade. DHC’sinnovative approach achieved an efficient, safe, and economical structuralsolution tailored specifically for Christchurch's demanding seismicenvironment.
